Glendale’s Arrowhead Ranch enters last stage of growth

Karen and Shawn Coover are happy to be their new neighborhood’s unofficial welcoming party.

Since becoming the first residents of the Reserve at Eagle Heights in north Glendale’s Arrowhead area this spring, they’ve ushered in two other families.

“We all wave to each other,” Karen said.
Now four more homes are under construction.

When the development is done, its 85 homes will be the last piece of the master-planned patchwork of Arrowhead Ranch north of Loop 101, a high-end community that is reaching completion after starting to take shape in the mid-1980s.

The Coovers had been searching for a high-quality place with enough bedrooms for their three small children, a big kitchen for cooking and entertaining and a single level, so hauling laundry upstairs wouldn’t be a problem.

“We had a list of things, and this was the only one that fit,” said Karen, a human-resources executive for Honeywell.

The area was another draw.

Arrowhead was voted “Best Neighborhood” in the Valley by readers of azcentral.com earlier this year.

“We really wanted to be in that ZIP code for the schools and our church,” Karen said. “And being near the freeway is super for our commute.”

The homes cost between $499,000 and $650,000 and run from 2,700 to 5,800 square feet. They feature add-ons like multiroom basements with entertainment centers or detached casitas where a guest or older parent can stay.

“We always try to make things functional,” said Sage Lentz, president and CEO of Scottsdale-based Western Pacific Properties, which is developing the Reserve.

Sitting areas in the master bedrooms, for example, can be transformed into home offices, workout areas or baby rooms. A niche in the outdoor patio wall can look decorative or be used for a flat-screen television. Kitchen appliances are placed in the most accessible spots.

The slow housing market has given buyers even more flexibility.

Western Pacific added a fourth floor plan to its choices, the Aquila, which at 3,000 square feet and $499,000 is one of the most affordable.

New amenity options also could save thousands of dollars, Lentz said, such as replacing wood-framed windows with aluminum for $25,000 less.

“You couldn’t have a better time to be a buyer,” he said.

Nate Martinez, a Realtor selling homes at the Reserve, said the neighborhood is the last place to find a new home in Arrowhead Ranch.

Another difference is who makes up the community.

“In selling Scottsdale versus Glendale in the past, this is a family-oriented community,” Martinez said. “In Scottsdale, someone spending a million on a home, it’s an empty-nester. In Glendale, it’s a family.”

Most likely, a family like the Coovers.
